Available online, you can apply Clean Extreme via brush and roller, or airless sprayer. Touch dry in 1 – 2 hours, the recoat time is more like 3 – 4 hours, but this depends heavily on conditions. Bare plaster should be primed using a heavily diluted coat of Clean Extreme Matt to seal the surface, however a lot of decorators I know still use contract matt to prime bare plaster. I tend to use class 1 matt emulsion in high traffic area’s and never had a problem with it. For this review I painted a hall, stairs and landing that I had previously stripped of wallpaper, and primed the plaster with two coats of Zinsser Gardz.

Taking 3rd place as voted for by 15% of the professional painters and decorators we surveyed is Dulux’s consistently reliable Diamond Matt. This isn’t all too surprising to us. Dulux’s Diamond matt has a good reputation among tradesmen as a reliable, durable and stain-resistant emulsion. Dulux’s Diamond Matt is one of the best washable matt paints on the market and is perfect for any DIYer. Whilst we’ve used the paint a couple of times, we thought we’d reach out to self-employed professional decorator Chris Marsh for his opinion: I think every manufacturer is doing a version of a class 1 scrubbable matt nowadays. Not all though do have a Matt finish as advertised. Some leave a mark when wiped too. Some are cheaper than others too but it’s good to have choices. Crown clean extreme is a good paint and I’d happily recommend it to my clients.

Optiva 3 is great paint. I’ve been using it solidly now for about 2 years and used Optiva 5 before that. It’s very durable too. Taking the 4th and 5th spots are Tikkurila 5 and Tikkurila 3 with the professionals seemingly at loggerheads as to which one is the best washable matt paint. For application by airless spray, thin up to a maximum of 10% by volume with clean water. Use 0.013% 0.015" fluid tip and pump pressure of approximately 2250lb per square inch. AVOID OVERTHINNING. It’s also an incredibly versatile paint. It is suitable for use anywhere around the home and due to its remarkable durability, it can withstand many washes as well as withstand the environmental demands of kitchens and bathrooms. Whilst professionals have loved the Optiva 5 over the last few years, in May 2021 Tikkurila recalled the Optiva 5 due to complaints from many in the trade. The general consensus as of June 2021 is that the Optiva 5 has lost a lot of its quality due to changing the formulation of the paint. Over the last few years, I’ve noticed more and more professional painters embracing Johnstone’s new products with the Aqua Guard (satinwood) being another favourite of tradesmen. So what’s all the fuss about?

Crown Trade Clean Extreme Mould Inhibiting Scrubbable Matt

Coming in second place is the Crown Clean Extreme scrubbable matt which is estimated to withstand up to 10,000 scrubs. In terms of durability, it doesn’t get much better than that. Yes, I’ve noticed a big difference in it. It used to be brilliant and my go to paint. Now looking at changing again as there’s flashing happening above door facings, had it picture frame (even doing 1 wall at a time) and now showing up the slightest imperfections in walls.

Again, I’m a huge fan of this product. Like the scrubbable matt, most stains just wipe off, but if you do need to scrub it, go for it; although they don’t make a big feature of it on the front of the tin, the Clean Extreme Eggshell has also been independently tested to class 1 scrubbability (I don’t think that scrubbability is in the dictionary, but you know what I mean!). Crown Trade Clean Extreme Stain Resistant Matt is perfect for high traffic areas such as hallways and corridors, where you need a paint that can be repeatedly cleaned without losing its ‘just painted’ appeal. That’s why Crown has developed its Clean Extreme Stain Resistant Scrubbable Matt – a true flat matt that stays matt even after rigorous cleaning. In fact, it has an impressive durability level of 10,000 scrubs and has been independently tested to ISO 11998 Class 1 scrub rating for guaranteed results.Beyond the practicality of the paint, the Optiva 3 has a variety of stunning colours, especially with the current interior decor trends in 2021 (think dark blues and greens). Furthermore, the Optiva 3 has a dead flat finish (compared to the Optiva 5 which has a slight sheen to it) which is definitely “in” at the moment. Due to its expert technical knowledge of the technologies and materials available across the industry, Promain has a reputation for outstanding service among its trade and retail customers. Not only are they affordable and scrubbable, I find them a pleasure to use, the consistency is great, and Crown include really helpful information on the tins such as what to use as a mist-coat on fresh plaster, what tips and pressure to use if you’re spraying… I really, really have to struggle to find something I dislike about this range of products. It is probably the best durable emulsion range on the UK market. Whilst the Optiva 5 is causing some headaches for Tikkurila, the same can’t be said about the Optiva 3. As of June 2021, it’s a big favourite amongst decorators due to the ceramic technology within the paint which makes it easy to wash. It’s very possible that respondents to our poll hadn’t used the latest iteration of the Optiva 5 so it’s tough to say if the Optiva 5 deserves its place on this list.
